Booking Terms & Conditions

Please ensure you read and fully understand these Terms & Conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

Booking

The individual named on the booking confirmation is responsible for all individuals who are participating in the rental of the above property for the period stated on the booking form. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these Terms & Conditions of booking. Please ensure all named guests are made aware.

No parties or events – the maximum number of persons using the accommodation at any time must not exceed (6 persons) and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

All cancellations must be notified in writing. If you cancel your holiday more than 6 weeks before it is due to start, then your booking deposit will be forfeit. If you cancel less than 6 weeks before the holiday, then the full balance remains due and is not refundable.

Full payment of the cost of the rental is to be paid no later than ten weeks prior to the commencement of the rental. The booking deposit is non-refundable. Should the rental fee not be received by the owner within the timescales agreed then the booking will be considered cancelled.

The following cancellation policy will apply to this booking.

Access to the property is normally from 4.00 pm on the day of arrival, and the property should be vacated by 10.00 am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.

The owner has no liability for any accident or injury caused to any member of your party or their property and that the safety of all members of your party is their own responsibility.

Travel insurance, including health cover is not the responsibility of the owner and is not part of the rental agreement.

We strongly advise that you take out comprehensive travel insurance at the time of booking to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

Unfortunately, the owners cannot be held responsible for any delay/cancellation in your arrival, force majeure event (including political, disease, epidemic or pandemic), Act of God or “Action by Government”.

Please also ensure that your travel insurance covers you for holiday rentals and pandemics.

Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

Bookings cannot be accepted from persons under twenty-five years of age.

The owner reserves the right to refuse a booking without giving any reason.

We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.

No liability is accepted by the owners for loss of main services (gas, electricity, water, Wi-Fi or TV signal or any other such service) or failure of appliance, nor for the consequences of the actions or omissions of persons who may control supply of such services, nor any actions taken in the vicinity of the property by any authority over which there is no control by the owner.

Hot Tub

Hot Tub guidance must be followed.

Please ensure any make up or fake tan is thoroughly removed if using the hot tub, as it can discolour the water and result in having to drain the hot tub during your stay. There will be a hot tub cleaning fee to pay should this occur.

The hot tub will be cleaned and chemically balanced on your arrival for your safety and comfort. On rare occasions additional work may be required on the lodge/hot tub and guests are required to follow the directions of Stewart’s Resort personnel, or their agents, regarding when the hot tub is available for use.

Please avoid using glass or sharp objects near the hot tub. Plastic glassware is available for use.

Guests are asked to respect their neighbours and we ask that you minimise noise levels between 10:00pm and 8:00am. Please ensure no music is playing during this time.

We reserve the right to terminate a holiday without compensation where unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.

Non-Smoking

Smoking is not prohibited inside the lodge.

You may smoke outside on the decking but we do ask that you clean up all cigarette butts on your departure. Please note that if this condition is breached then it will render your booking as cancelled and all payments made forfeited. Additionally, the full cost of cleaning the lodge will be deducted from the security deposit paid.

Pets

Maximum 2 dogs

Dogs are welcome at our lodge but please don’t let pets onto the furniture, especially sofas and beds, and we ask that they are not left unattended in the lodge at any time.

Please ensure that you clean up after your dogs and dispose of any waste in the appropriate dog waste bins on site.

No dog supplies are provided so please ensure you bring beds, bowls, food, poo bags etc.

Parking

There is provision for 2 cars to be parked, any additional cars may be parked in the complex’s car park adjacent to the lodge.

Damage deposit

In making a booking you accept responsibility for any theft, breakage or damage caused by you, pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. A security deposit of £300.00 is required at the same time as the final payment of your booking and will be returned within 5 days of the end of your holiday, less the cost of damage/breakages.

Damages & Breakages

Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. Should any damage be caused to the property (including hot tub and surrounding area), furniture, fixtures or fittings then the cost of repair or renewal may be deducted from your security deposit. In the event that the security deposit is insufficient to meet these costs then the above named agrees to reimburse the owner the difference.

If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly to ourselves and Stewarts’ Resort, especially before check-out.

The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.

Please lock the doors and close the windows when you leave the property unoccupied.

Please make sure you switch off lights, heating, or any electrical appliances when you go out.

No candles or naked flames to be used in the lodge

The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

The client may in no circumstance re-let or sublet the property, even free of charge.

Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.

Occasionally, maintenance may be required on the lodge and guests are required to allow the management company access to carry out maintenance and repairs as necessary. Any such repairs will be kept to an absolute minimum to avoid unnecessary inconvenience to guests.

The owners will not be held liable for the non-availability of the lodge for circumstances out with their control. For example, severe inclement weather. Any refund of monies paid will be at the owner’s discretion and restricted to a maximum of the rental charge received by the owner.

Any problem or complaint which you may have concerning your holiday must be immediately reported directly to us and Stewarts’ Resort and we will endeavour to put matters right. Any complaints not reported to us/Stewarts’ Resort at the time and only reported after your holiday will not be considered by the proprietor.

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.

Resort Facilities

All facilities ie sauna, steam room, gym, Pro Golf Studio must be booked at reception

In order to confirm your booking, we require a £200.00 booking deposit (non-refundable) and the signed Terms & Conditions agreement along with the completed Booking Requirement form. These forms are to be scanned or returned to us within 4 days of the Issued Date (See Booking form).
